Broadway Street as you head away from downtown Asheville from the Interstate 240 overpass has been ripe for development for years. It has been seen by city planners as a northern gateway into downtown and was widened a number of years ago in anticipation of growth that never really emerged. Here’s a quick look at some of the big developments along Broadway Street over the past decade or so:
-The Pioneer Building, a mixed-use project including condos, office and retail space opened about 2009 at 109 Broadway St. It brought new life to that section of the avenue. (It’s home to the popular High Five Coffee, among other businesses.)
-Moog Music Inc. moved it’s factory to 160-170 Broadway St. back in 2011. That move started pulling tourists interested in Moog’s instruments to that part of town.
-Habitat Tavern & Commons, a craft brewery, opened at 174 Broadway St., drawing more visitors.
-There’s been some major development at the other end of Broadway Street, at its intersection with Riverside Drive. RAMP Studios technically has a Riverside Drive address, but its right there and includes Cheap Joe’s Art Stuff, Ginger’s Revenge craft brewery and much more.
-The Asheville Fire Department has plans to open a new fire station near the intersection of Broadway and Chestnut streets.
An AFD station there makes sense. From Broadway and Chestnut they can access I-240 and head east and west as well as north on Broadway, thus avoiding having to race through downtown crowds and traffic.
They can’t access 240 West from Broadway unless they go into downtown. If they want easy access to 240 they should locate on the end of Broadway by 26. They can’t get thru easily on Chestnut going east because it is too narrow.
The developers of the Pioneer Building had a proposal for another phase across the street at 237 Broadway. I often wonder whatever came of that. Certainly the real estate market is hot enough now for developers to dust off some old proposals?
Anyway, this new proposal seems to be a little further north than that.
