The transformation of the old Biltmore Square Mall into the new Asheville Outlets is taking shape. Here’s what it looked like at the end of December, 2014.

The shopping center, at the intersection of Brevard Road and Interstate 26, is scheduled to open in May. From the Asheville Outlets website:

Asheville Outlets will be the destination for shopping in the greater Asheville, North Carolina market when it opens spring of 2015. This 325,000 square foot open air center will feature approximately 75 top manufacturer and retail outlets.

Asheville Outlets is being developed by New England Development, one of the nation’s premier real estate development and management companies, with more than 50 million square feet of retail, commercial and residential space to their credit.

I actually like the Dillard Clearance Center, though this location may not be best anymore. I’m glad Belk there is closing. Dollar Tree needs to follow suit and let a Lindt Chocolate store replace them.

Remember these aren’t premium outlets. They have less stores and don’t look as nice.

You can tell the developers are from out of town (New England Development). Their map on their website was off so I emailed them a couple of times last month about it. Also, I thought it was funny they called NC Highway 191 (Brevard Rd) Route 191. Up north its always Route (pronounced root like Route 66) instead of (NC or US)Highway.

Put the new Dollar Tree location in a new plaza by the corner of Brevard Rd and Sardis Rd. Or, once the new Enka Ingles is built. They can tear down both the old Ingles and Toys R Us and build a new shopping center with a new Toys R Us and Ingles and the Dollar Tree. It will give the whole area a fresh face.

Actually there are plans to redo that ingles store in the future. There are plans to relocate the pharmacy, add fuel pumps, and enlarge the store.

I thinks Ingles with fuel pumps will do good there. There aren’t many gas stations near that exit (Hot Spot nearby??).

I also thought it was odd both Dollar Tree locations were in shopping centers which were redeveloped around the same time. Both DTs are actually kind of small. A new larger DT would be nice.

Ingle’s Markets was stagnant in 2014. It had a net loss of one store after closing two stores in Georgia and opening store #148 in Lincolnton, North Carolina.

I do not know what Ingle’s growth plans are for 2015. It has been active updating several older existing stores. Pharmacies should be on order for stores #8 (Black Mountain), #22 (Woodfin), #31 (Smoky Park Highway, replacement store); not sure about stores #2 (New Leicester Highway), #5 (Haywood Road) or #111 (Fairview).

I work at #22, there are customers that ask if we have a pharmacy constantly! It would be real nice if they would add a pharmacy especially since the Brevard Road Store has one and its basically the same size as the Woodland Hills Store!

Ingle’s #22 is listed as having a video department. I think video departments at all stores are being phased out in favor of Redbox. Their spaces are being filled by the pharmacy department, either as an additional department to an existing store, or relocating from another space within an existing store.

Several identical stores to #22 and #24 should be lined up for pharmacies:
#38 – East Main Street, Spartanburg, SC
            #42 – Mauldin, SC
            #60 – Marion, NC
            #63 – Etowah, NC
#73 – Anderson Road, Piedmont, SC (store replacement)
            #83 – Newland, NC
#118 – Fallston Road, Shelby, NC
#119 – South Post Road, Shelby, NC

Stores similar to #11 (Asheville Highway, Hendersonville, NC), should be getting similar treatment:
#23 – Barber Boulevard, Waynesville, NC
            #25 – Murphy, NC
            #56 – Abbeville, SC
            #240 – North Highway 81, Anderson, SC

            Ingle’s presently operates 97 pharmacies in 202 stores (193 Ingle’s and nine Sav-Mor).

Here we thought Ingles had a record good year! They’ve been too used to a weak Food Lion & Bi-Lo. Now they are facing some serious competition from Publix & Kroger (merged with Harris Teeter) right in Asheville. I would like Ingles to succeed because Asheville doesn’t have too many large companies headquartered here. Granted you may see me at Publix getting the BOGO deals, but I’ll do main shopping at Ingles.

Ingle’s is doing well in both western North Carolina and upstate South Carolina regions.

Bi-Lo and Food Lion are done in western North Carolina; Food Lion is beyond done in upstate South Carolina. Bi-Lo closed a store on Fairview Road and two Greenville County stores two months ago. I wonder if additional store closings are on their way. Walmart, Ingle’s and Publix are feasting on Bi-Lo.

I know competition in upstate South Carolina will be fierce in 2015. Harris Teeter, now a division of Kroger, is returning to the Greenville area with a flagship store at Lewis Plaza on Augusta Street. No word yet if Harris Teeter will re-enter previous trade areas it left in 2001, if Kroger will open its own Kroger and Kroger Marketplace stores, or if it will acquire an existing competitor that is in a top market share position. Walmart has one Supercenter, five Neighborhood Market and two Express stores set to open or in the works in Anderson, Greenville, Pickens and Spartanburg counties.

I do not know if the activity in upstate South Carolina will carry over into western North Carolina. I am unaware of Publix and Kroger/Harris Teeter planning additional stores in Asheville, Hendersonville or other trade areas, nor have I heard about Walmart opening Neighborhood Market stores.

I would not be surprised if both Toys R Us on Brevard Road and Babies R Us at Oakley Plaza on Fairview Road merged into one new location.

I joked not so long ago that Dollar Tree behaves like a property speculator posing as a dollar store: if you look at its stores in Biltmore Square and up by the Whole Foods, and how everything’s been/being developed around them, you have to wonder if they’re aiming for a large chunk of money to step away from whatever lease they signed, before moving into whichever dilapidated mall has a customer base today but might be developed a few years down the line.

Perhaps Jason can put out some feelers and find out how long DT has left on its Asheville-area leases?

Wonder if Dillards will be renovating their store? Its seriously in need of some help! Looks old and worn out from the inside. If the outlets is successful, I doubt Dillards will do good if they consistently neglect their store.

I hope they just rip it out of there. I’ve always thought it was a junk store anyhow. It’s not going to fit in with the rest of the stores.

Great! I hope they match the style of the Asheville Outlets. I hope they don’t reopen as a regular Dillards though. Keep the clearance center.

Dillard’s stores with clearance centers have closed in the past. When Dillard’s acquired J.B. White, its Greenville Mall store in Greenville, South Carolina had a clearance center on the second level. This store has since closed and been demolished for Costco.

Any word on whether Cinebarre was able to work something out with the developers? I see their sign is still up on the building.
