I am curious why a 24-hour donut shop is in Swannanowhere? Is it the proximity to an I-40 exit?
Yes it is located literally not even 200 yards from the I-40 exit and a ton of truckers come through here because the Ingles Distribution center is best accessed for truckers from this exit, otherwise they have to double back and drive through the small town of black mountain (a real pain in the butt for a big rig with it’s narrow roads). Lots of places for them to park their rigs and walk over. Also we have no local police because we are not a township but the Buncombe County Police and State Troopers are as thick as thieves around here. This Dunkin ought to do great. Teens and young adults hang out in the Ingles parking lot and the Shell station on the corner cause there is absolutely nothing to do here. It should go great once word gets around.
Yep, it’s the Ingles exit until Ingles finagles its own exit out of NCDOT. It’s not the last exit before the 40/240 split (that’s Exit 55 for the VA) but it’s the only one with much room to build. That exit also has the Harley dealership, which attracts plenty of business.
