Mainstay Suites

Three new hotels are in the works for Asheville as the hotel building boom of the past few years continues. The projects are all just now beginning to work their way through the city bureaucracy before a final decision is made by Asheville City Council.

A Mainstay Suites at Brevard is proposed for 511 Brevard Road near the WNC Farmers Market. The hotel would have 106 rooms and come in at just over 58,000 square feet.

A project known as the RB Hotel is proposed for 62 Fairview Road near Biltmore Village. The proposal calls for a 170-room, six-story, 117,000-square-foot structure.

And there’s a hotel project proposed for a vacant lot at 342 Biltmore Avenue at the corner of White Fawn Drive. There have been no official plans submitted to the city yet, but Asheville-based Civil Design Concepts last week held a meeting of neighborhood residents/nearby property owners to alert them of the plans.

There’s more: The Parisian Residences is a proposed 10-story condo project proposed for the South Slope, a project that will include 16 hotel units. This project is connected to The Parisian boutique hotel planned for the old Bank of America building on Patton Avenue across from Pritchard Park.

Also, there’s a project referred to as a “family lodge” planned for Biltmore Avenue as part of a large condo project there. Details on this should be forthcoming.

Since Asheville City Council adopted new rules in early 2017 requiring all hotels to come before City Council for final approval, several projects have come up. City Council has approved them all.

City Council has OK’d two Tunnel Road projects: the 86-room Hotel Krish and the 103-room Candlewood Suites extended stay hotel close to the Innsbruck Mall.

City Council earlier this year approved a new 122-room Home2Suites hotel on Airport Road near the Target shopping center there.

City Council also voted last fall to approve the first boutique hotel in the River Arts District.

City Council voted against an 8-story, 185-room Embassy Suites hotel just before adopting its tougher oversight. The Embassy Suites developer filed a lawsuit in appeal and won, and the city in turn has appealed that decision.

What’s the next big hotel to open in Asheville? That would be the Asheville Foundry Inn (also known as The Foundry Hotel), which is part of Hilton’s Curio Collection. This project is racing to at least be partially open by fall. It consists of a couple of new buildings and a couple of significantly renovated old buildings behind the YMI Cultural Center at the corner of Eagle and Market streets downtown.

62 Fairview Road? Really? “Yeah, let’s put a hotel next to a tricky intersection, a railroad line, a furniture warehouse and a huge retaining wall.”

Uh oh. Better raise the room tax again so TDA has more money to advertise for tourists. Last years increase to $17 million won’t cut it. Hotel room glut = lower occupancy/lower room rates/lower hotel profits = advertise more = more tourists = higher occupancy/rates/profits = more hotels getting built = hotel room glut.

Rinse, repeat, until there’s a hotel on every square inch of available property and absolutely nothing non-tourist centered in downtown Asheville.. Do we really need that library? Think of the hotel that could go there….

It’s going to be a Family Dollar store according to the city’s permit office.

re: RB Hotel Do these preliminary discussions include any details about improving Fairview Rd to handle increased traffic? City made no changes when The District apartments went up.
